The City of Myrtle Beach is actively involved in floodplain management

Build responsibly! The City of Myrtle Beach is actively involved in floodplain management, and we want you to be, too. Here's information about building permits, zoning and more...

Floodplain management is a community program of corrective and preventive measures for reducing flood damage. These measures take a variety of forms and generally include zoning, subdivision or building requirements, along with special-purpose floodplain ordinances (FEMA). All development in the ...City of Myrtle Beach needs a local building permit, including development in the floodplain. If you plan to build anything on your property, contact the Permits and Licensing Division at 843-918-1111.

Start with zoning to see if what you want to do is feasible and/or allowed. Call 843-918-1167 for zoning questions. Your survey should show all current structures, and it should also state what FEMA-based flood zone you are in.

Requirements for new construction and the city's Floodplain Management Ordinance (Article 11) may be found here, in the Zoning Ordinance... https://www.cityofmyrtlebeach.com/…/City%20of%20Myrtle%20Be….

The City of Myrtle Beach requires that if the cost of reconstruction, rehabilitation, addition or other improvements to a building equals or exceeds 50% of the building's assessed tax value, the building must meet the same construction requirements as a new building. Substantially damaged buildings must also be brought up to the same standards (e.g., a residence damaged so that the cost of repairs equals or exceeds 50% of the building's value before it was damaged must be elevated one foot above the base flood elevation).

The assessed value of the structure, as listed by the Horry County Appraiser's Office, shall be determined before the improvement is started. If the structure has been damaged and is being restored, a determination would be made of what the assessed value was before the damage or destruction occurred.

All development located within the SFHA (Special Flood Hazard Area) requires permitting from the City of Myrtle Beach before one may build, fill, regrade or otherwise develop the property. Please call the Permits and Licensing Department at (843) 918-1111 for additional information regarding property or structure improvements.

If you suspect illegal development or filling in the floodplain, contact Permits and Licensing at 843-918-1111. For more information, visit https://www.cityofmyrtlebeach.com/…/flood_protect…/index.php.
